Currently renting through Airbnb I average ~ $100/night per person, but total per night under development permit is 24 guests x $100 = $2,400/night. Below are income scenarios including an upgraded experience for lodging at $200/night per person. These are gross income figures since expense estimates will depend on the experience offered and employees required. The experience that I offer for my two existing yurts is very basic and expenses are only 10% - 15% running it all by myself. Also, I stopped renting in the winter over 10 years ago, but there is a huge demand for winter rentals - skiing, snowshoeing etc.

70% occupancy (365 x .70) = 255 nights
255 @ $2,400/night = $612,000 gross rental income
With upgraded pricing @ $200 per night/person = $1,224,000

YEAR AROUND Rental Scenario # 2
60% occupancy (365 x .60) = 219 nights
219 @ $2,400 = $525,6000 gross rental income
With upgraded pricing @ $200 per night/person = $1,051,200

SEASONAL Rental Scenario # 1
Mid May - Mid Oct (rent 5 months, off 7 months - current scenario for me)
153 nights @ 80 % occupancy (summer has higher occupancy) = 122 nights
122 @ $2,400 = $292,800
At $200 per person per night = $585,600

SEASONAL Rental Scenario # 2
Full year minus shoulder seasons - Mid May thru Mid Oct + Thanksgiving thru March (include spring break)
5/15 -10/15 = 153 nights @ 80 % occupancy = 122 nights
Plus 11/25 - 3/31 = 126 nights @ 70% occupancy (lower winter occupancy) = 88 nights
210 total nights @ $2400 = $504,000
At $200 per person per night = $1,008,000
